Investments Intern

 

SUMMARY

Ballast Investments (“Ballast” or “The Company”) is seeking an Investment Intern to support our rapidly growing team. Under the general supervision of the Investments Team, the Intern will assist with underwriting new acquisition opportunities, running scenarios on recapitalizations, and other investment activities such as: modeling, financing, due diligence, and site tours. This position requires strong quantitative acumen and communication skills.

The Company is a vertically integrated owner-operator of multifamily, student housing, and single family rental assets in the greater Western United States. The Company has several strategic partnerships with global institutional capital providers and has experienced strong growth since its founding in 2014.

Primary Responsibilities

  • Investment Analysis: Assist in conducting market research, financial analysis, and due diligence on potential real estate investment opportunities. This includes analyzing property financial statements, conducting property inspections, and assessing market trends to support investment decision-making
  • Financial Modeling: Collaborate with the team to update financial models for potential real estate acquisitions, developments, and repositioning projects. Help evaluate investment returns, cash flow projections, and perform sensitivity analyses to assess risk and profitability
  • Investment Presentations: Contribute to the preparation of investment presentations, including investment memorandums, pitch decks, and other supporting materials for internal and external stakeholders. Help communicate investment strategies and key findings effectively
  • Portfolio Management: Assist in monitoring and tracking the performance of existing real estate investments. Help prepare periodic reports and presentations on portfolio performance, property valuations, and market conditions to support decision-making processes
  • Market Research: Stay updated on industry trends, market dynamics, and emerging investment opportunities in the real estate sector. Conduct research on specific geographic areas, property types, and market segments to identify potential investment targets
  • Collaboration and Support: Collaborate effectively with cross-functional teams, including asset management, legal, and finance departments. Provide general support to the investment team, such as data entry, document organization, and administrative tasks, as needed

 

Minimum Requirements and Qualifications

  • Advanced knowledge of Excel, Argus, and PowerPoint
  • Strong analytical skills and exceptional written and oral communications skills
  • Familiarity with real estate software and databases (e.g., CoStar) is a plus
