Ballast brings an institutional approach to investing in existing multifamily, single family and student housing residential assets historically operated by local and regional owners. We add value through renovating units, common areas and exterior facades to deliver stabilized portfolios to the institutional market. Our teams take a unit-by-unit approach to identify bespoke value-add opportunities. Ballast utilizes in-house architecture and construction management with an intense focus on job cost measurement and return on investment. Our goal is to modernize living spaces with thoughtful renovations while preserving architectural details for future generations.

Ballast’s extensive residential experience informs the markets where we invest. Ballast targets small and medium sized assets in difficult to access, residential markets in the Western United States. We identify markets with strong fundamentals including supply-demand dislocation, household formation, job growth and shifting demographics.
