Summary 
The Company is looking for a Regional Superintendent to assist with maintaining the company’s multifamily portfolio located in San Francisco and Berkeley. The ideal candidate is someone looking for exposure to many aspects of the real estate investment industry. The Company is a property management company focused upon managing residential apartment properties in the Bay Area. The Company seeks to attract and retain motivated real estate professionals who love the unique local Bay Area culture. At the Company, we think renters can experience San Francisco’s old-world charm without having to endure the 70’s avocado fridge. We work hard to find historic apartment buildings in all the best San Francisco neighborhoods. Our architectural crew then carefully renovates each structure, restoring its unique characteristics, and builds modern amenities into the units. We believe living spaces should have integrity and are deeply committed to our tenants.

Primary Responsibilities 

Property Oversight:

• Perform quality control inspections and Matterport scans

• Post notices on tenant doors and in the lobby as needed or coordinating with Resident Manager’s to facilitate these postings

• Oversee Resident Managers in your region and ensure they are performing weekly building inspections

• Provide ongoing training to Resident Managers (RMs) and maintenance staff, focusing on tools like HappyCo and best practices

• Coordinate maintenance workorders with Maintenance Team

• Support Resident Manager’s in your region when they are out sick/ on vacation by performing Resident Manager coverage

• Coordinate quick move-ins with leasing team

• Work independently off-site as needed in various locations

• Assist with providing all vendors on-site building access

• Partner with HR and Senior leadership teams to issue performance conversations to Resident Manager team in keeping with performance management process

• Maintain a good relationship with vendors and strong customer service skills to walk through challenging in-person scenarios

• Cash collections and deposits from laundry services, as needed

• Prepare buildings for third party tours – vacancies, common areas, access, exterior

• Intercom user management, as needed

• Liaison with SF DPH and other government entities, as needed

• Support the Maintenance team through assessment of work orders, and performing light maintenance, as needed

• Coordinate with Recology route supervisors for collection issues

• Facilitate eviction process, act as first point of contact for sheriff department and maintenance team for upcoming evictions

• Retail unit management – access, route issues to correct teams, assist brokers

• Support ISP’s with setting up wiring for units and building

• Coordinate with pest control for monthly services and other issues

• Special projects as needed

Inspections:

• Conduct building inspections through HappyCo

• Manage the Inspection and maintenance of all buildings with no RM assigned

• Coordinate access for Move-Out inspection site visits

• Conduct Move Out Inspections within 2 days of vacancy

• Conduct Pre-Move Out inspection reports and scoping reports

• Perform unit readiness inspections (before a unit turns over from construction to leasing)

• Update inspection statuses for the team on Monday.com

• Communicate with residents after Move-Out inspections are completed

• Perform common area inspections at all buildings visited for routine pre-move out inspections

• Coordinate and facilitate whole building leak inspection tests

• Assist with building wide access for PGE safety inspections

• Conduct move-in walk through with tenants for buildings without RM

• Complete scoping inspections for asset management

Minimum Requirements and Qualifications

• Basic knowledge of Microsoft Office 365

• Familiarity with iPhone/ iPad apps- Matterport, Monday.com experience is preferred

• Knowledge of HappyCo, Matterport, Monday.com preferred

• Strong customer service skills with multilingual candidates preferred (Spanish or Chinese)

• Required to lift a minimum of 10 lbs

Ballast Bees

Ballast partnered with Alvéole to install beehives on rooftops across our apartment portfolio. This effort helps make urban agriculture a normal part of city life and influences the local environment in a positive way. Once the honey is produced, Alvéole packages and gifts bottles to our lucky residents.

The Artist Program

Ballast is proud to support local artisans by showcasing their artwork on and within our buildings. This commitment to the local art scene helps these talented individuals gain exposure and enriches the wider community by fostering a sense of togetherness.
