Resident Manager

 

SUMMARY

The Company is seeking an on-site Resident Manager to support Property Management with the day-to-day operations of the property, including maintenance, emergencies, resident relations, property monitoring, and leasing. This position also includes an on-site unit at a discounted market rate. Most of the units offered are either studios, Jr. suites, or a 1-bedroom. This position is based in San Francisco, CA.

We work hard to find historic apartment buildings in all the best San Francisco neighborhoods. Our architectural crew then carefully renovates each structure, restoring its unique characteristics, and builds modern amenities into the units. Primary Responsibilities

  • Daily inspections and upkeep of the building, walkways, and common areas, including removing all litter and debris from the building and surrounding areas
  • Work with janitorial staff to ensure cleanliness of the building is maintained
  • Clean laundry rooms, mailbox areas, and pool areas, as applicable
  • Maintain trash and recycling area; breaking down oversized boxes and compacting trash bin contents as needed. Monitoring trash and recycling to ensure scheduled pickups occur. Ordering bulk trash pickup appointments as needed
  • Assist with light maintenance requests including light bulb replacement or smoke detector battery changes, as needed
  • Support Property Operations with inspections of units, including but not limited to, move-in and move-out inspections and maintenance inspections
  • Coordinate all move-ins and move-outs at the property
  • Report crime to the local police department and completing Incidents Reports in a timely manner
  • Respond to emergency on-call issues; making phone calls, contacting vendors, taking photos and following up with the Property Management team
  • Provide prompt vendor access to building as needed
  • Assist with touch up cleaning of vacant units between residents
  • Deliver resident communication and legal documents as required and within local, state and federal regulations
  • Act as the liaison between the Property Manager and residents
  • Coordinate maintenance requests from residents; communicating with Maintenance team and external vendors to ensure requests are completed in a timely manner
  • Monitor parking spaces and requesting tow of cars that are improperly parked, abandoned or in spaces assigned to another resident. Auditing that all income producing parking spaces are only used by persons with parking agreements for that space
  • Support the Leasing team with leasing units by placing keys in lockboxes for showings, hosting open houses as requested and performing in-person showings as needed
  • Keep inventory of office and maintenance supplies, including secure set of building keys
  • Maintain accurate log of all work completed via ADP timekeeping system
  • Enforce all policies and procedures relating to the property
  • Other duties as requested by Property Operations team

 

Minimum Requirements and Qualifications

  • Prior experience in property management or related, service-oriented work strongly preferred
  • Proficiency with computers, Microsoft Outlook, online timekeeping systems and smartphone applications
  • General handy-person skills
  • Ability to work after business hours and on weekends as necessary
  • CCRM (California Certified Resident Manager) or equivalent certification a plus

Working Conditions

  • Indoor and outdoor work in all types of weather
  • May be required to stand for several hours at a time, to climb up and down stairs several times each day and to lift a minimum of 30 pounds with eas
  • Ability to utilize required applications to complete inspections via HappyCo
